Should you opt in for OCS for your BTO?

I balloted under SBF, so I didn't have much of a choice. Although, I have had a neighbor who also applied under SBF but was able to opt out & managed to have about 8K off of their cost price. But of course, it was done during the beginning stages of the BTO.

While I think I probably would've opted in for most of the OCS components if I had a choice then, it would be nice for me to know the pros & cons.

✨ PROS ✨

✴ no upfront cash needed. It's paid out by cpf

✴ generally cheaper vs buying your own tiles/vinyl

✴ In a more move in ready state, good esp for those with minimal reno!

✨ CONS ✨

✴ There will be accrued interest depending on your hdb loan period as it's added into the total cost of your home

✴ Quality of materials are not necessarily premium. I personally find the toilet fittings & tiles gets dirty really quickly.

✴ Aluminum bi-fold doors in service yard is not very smooth

✴ Grouts used by HDB generally stains quicker

✴ Not much choice design wise as you will have same design as your neighbors

❇ If you're trying to minimize your upfront cash during renovation

❇ You don't mind having the same design as your neighbors

❇ You intend to renovate parts of your home at a later stage like we do! (We intend to do minor renovations to our bathrooms next year so that we are able to save up more for a nicer design we have in mind)
